Schedule a Free Site Visit
We arrange complimentary, guided site visits to Omaxe Eternity 2 on Raal Road, Vrindavan. Site visits are available 7 days a week, 9 AM – 9 PM. See the project layout, roads, parks, and entry gate firsthand before making any commitment.
Choose Your Plot Size & Location
Select from 120 sq. yard, 160 sq. yard, or 200 sq. yard. Choose your preferred facing: corner plot, park-facing, main road-facing, or interior. Each comes with different PLC (Preferential Location Charges). We help you pick the best option within your budget.
Submit Documents & Pay Booking Amount
Submit required documents (listed below) and pay the booking amount via cheque, DD, or NEFT to Omaxe Limited. This blocks your chosen plot. The amount is typically a percentage of the total plot price.
Receive Allotment Letter
Within a few days of booking, Omaxe Limited issues an official Plot Allotment Letter confirming: plot number, block, size, total price, and payment schedule. This is your first official document of ownership.
Sign Agreement to Sale (ATS)
Within 30 days of allotment, sign the Agreement to Sale with Omaxe Limited. This legally binding agreement specifies all terms: plot details, total price, payment schedule, possession date (07 May 2030), and developer's obligations under RERA.
Pay as per Schedule (Until 2030)
Make subsequent payments as per your chosen plan — either quarterly installments or demand-linked payments. Bank loan EMIs can also be structured here. We track payment schedules on your behalf.
Registry & Possession (May 2030)
On possession (May 2030), complete the sub-registrar registry/Sale Deed by paying UP stamp duty (approx. 6-7% of circle rate). Receive the keys and take physical possession of your plot. You can immediately begin construction.

Mandatory for all buyers. Required for TDS & registration.
Aadhaar Card
Identity & address proof. Alternatively, valid Passport.
2 Passport Photos
Recent passport-size colour photographs.
Address Proof
Utility bill, bank statement, or Aadhaar (if different from ID).
Booking Cheque/NEFT
Payable to Omaxe Limited. Amount as per plot size & plan.
Bank Statement (Loan)
If applying for home/plot loan — last 6 months' bank statements.
Important 2026 Notes
- RERA Protection: As a RERA-registered project, any delay in handover beyond May 2030 entitles you to penalty interest from Omaxe Limited
- UP Stamp Duty: Currently 6% (women buyers may get concession of 1% — UP government policy)
- GST: Plots are generally exempt from GST under current rules; confirm with tax advisor
- Bank Loans: SBI, HDFC, ICICI, Axis Bank offer plot loans. We assist with the loan process
- NRI Buyers: Can buy plots under FEMA regulations with additional NRI-specific documentation
- Joint Purchase: Allowed. Both applicants' documents and PAN required
